Use & Occupancy

The following is a list of the items that Township inspectors typically check when a property is being sold. Haverford Township requires that an application for Use and Occupancy Certification be made by the seller of a property, at least 30 days prior to settlement.
 
A fee of $75.00 per dwelling unit is required to be paid at the time of application. The fee for applications received with less than 30 days processing time will be $105.00. A fee of $25.00 will be charged for each reinspection. This fee, as with all fees collected by the Codes Enforcement Office, is used to offset the costs associated with the service provided.
 
This check list is provided to assist property owners, realtors and agents in anticipating the items which must be brought into compliance prior to the issuance of a Certificate of Use and Occupancy.
 
  • Effective June 1, 2009- Interior inspections will now include smoke dectectors. If smoke detectors are not present at the time of inspection they must be installed and reinspected by the Township. At least one per level, including attic if stair access present. Units must be placed within 6" of ceiling. Battery powered units allowed in existing homes.
  • Effective May 14, 2007 - Interior inspections will be done regarding unlawful connections into the sanitary sewer (i.e.; sump pumps, floor drains). Realtor or seller must call to set up interior inspection of the sanitary sewer line after use and occupancy application has been submitted and received by the Township.   • House Numbers: Must be at least 3.5" high, clearly visible from street, with sufficient contrast so as to be easily read in inclement weather at night.
    From the Front: Visible from street to which address number applies.
    From the Rear: Required if property abuts a rear alley, street or other right of way
  • Curbs & Sidewalks: Curbs require a minimum 3" reveal. Deviations of elevation of 1" or more on a sidewalk constitute a tripping hazard and must be corrected.
